Nobody likes this section. It is also the reason our quotes do not move after you sign them, so here it is in full.

Electrical supply

The big one. A 6 kW-plus stone heater is exactly where a lot of Lombok villa supplies run out, and a PLN upgrade or a move to three-phase is a real cost with a real lead time. We check your board at survey and quote it as its own line — never buried in the sauna price, so you can see what the room costs versus what the power costs. Detail in electrical requirements.

Foundations, decking and drainage

Nothing we build stands on bare soil. There is a base, it is level, it carries the load — a filled 1,000-litre plunge is a tonne before anyone gets in — and water has somewhere to go. On a flat, drained, accessible site this is modest. On a slope, it is not.

Glass beyond standard

A full toughened wall is a genuine cost, and it is also about 1.5 kW of extra heater per square metre, which can push you into the electrical line above. Worth it, usually. Just not free. See glass and orientation.

Freight and access

Everything arrives via Lembar port or the Padangbai ferry, then down your access road. A one-metre track or a Gili boat transfer constrains panel sizes and adds handling. It is all solvable and it is all cheaper to know at survey than on delivery day.

How we quote

Survey, then a drawing, a heat-load calculation, a specification and a fixed price — usually two working days, no deposit until you have seen all of it. Then staged payments: deposit on signed drawing, a stage at workshop completion, balance on commissioning once the room actually runs to temperature.

Why can't you give a fixed price online?

Because the unit is often only about 60% of the installed cost, and the rest depends entirely on your site. Foundations, drainage, how far the power has to run, whether your PLN supply needs upgrading, and how a crate reaches your plot all move the number substantially. We publish honest starting prices and quote firm after a survey — usually within two working days.

What is not included in the starting price?

Foundations and decking, drainage and soakaway, electrical supply upgrades, long cable or water runs, glass beyond the standard specification, island or difficult-access freight, and any structural work. All of it is itemised separately on the quote so you can see exactly what each part costs and what you could cut.

Do you ask for a deposit before the drawing?

No. You get a layout, a heat-load calculation, a specification and a fixed price before you commit to anything. If the drawing is wrong we change the drawing — that is what it is for, and it is far cheaper than changing the building.

Do you offer payment stages?

Yes. Work is staged — a deposit on signed drawing, a stage on workshop completion, and a balance on commissioning once the room is running to temperature and handed over. Nothing is due on commissioning until it actually works.
